Fall Maintenance Checklist to Protect Your Rental Residence

Oz Accommodations Inc. reminds our residents about fall maintenance of their rental property.

OUTDOOR SPACES

The end of summer doesn’t mean the end of outdoor upkeep!

  • Check Trees and Landscaping: Fall maintenance should include trimming back bushes and removing any leaf build-up from exterior drains and weeds. Grass cutting, if needed, and leaf removal should continue until the first snowfall to keep lawns in optimal condition.
  • Check the Gutters: Autumn leaves are beautiful, but only when they don't clog your gutters. Please
    report if your gutters need cleaning.
  • The Roof: Report any signs of damage or missing shingles or tiles.
    Sprinkler System: If equipped, have your sprinkler system winterized by a professional service to avoid
    expensive repair charges if it is damaged during cold weather.
  • Outdoor Plumbing: Be aware of all outdoor spigots and garden hoses. Damage to the outside spigots is common if the hose remains connected to the spigot during extreme cold. The frozen water line can rupture the water supply line to the spigot, causing water damage. Disconnect hoses from spigots in
    the fall.
  • Outdoor Lighting: Ensure outside lights work correctly for visitors’ and residents’ safety due to earlier darkness. Dull or non-working light bulbs should be changed.

INTERIOR SPACES

  • Test Emergency Systems: Check the smoke and carbon monoxide detectors and immediately report any issue with a non-working detector if changing the battery does not make it operate correctly.
  • Air Supply: Ensure all supply and cold air return registers providing cooling and heating are free of obstructions or blockages that could reduce heating and cooling efficiency. If you notice dirty cold air return registers, the filter should be changed.
  • Replace the Filter: If you need help changing the filter, contact our maintenance team to guide you over the phone. Otherwise, a YouTube video might be helpful! If you are enrolled in our Energy Efficiency Advantage Program, our Contractor will set up the service appointment via phone call or text. Please be vigilant with your phone messages to get this appointment done before extreme weather.
  • Extreme Cold Weather: It is critically important to avoid frozen water supply pipes in the home. Make sure the house is warm, leave cabinet doors open to allow heat circulation near plumbing fixtures, and let the water run slowly through faucets during the most extreme periods.
  • Examine Locks and Windows: Check all door and window locks to ensure they work correctly. Colder weather can seize or jam these mechanisms, but a little WD-40 and inspection for excessive wear can keep the locks secure all season long. Make sure windows are completely closed to avoid air leaks that cause discomfort and high utility bills.
  • Mold: Check and report any issues with mold and moisture.
  • Leaks: Check bathroom caulk and grout for any potential issues and leaks before winter.
  • Chimney and Fireplace: If your unit has a chimney and fireplace that you are approved to use, autumn is the perfect time to perform professional routine inspections.
